MEMO REPAIRS

M.E.M.O. are responsible for repairs within council properties and communal areas across the estate, whether it's a minor repair or a significant issue, we are here to help.

Our repairs procedure is designed to ensure a prompt and effective maintenance service. Throughout the process you will receive updates, and our qualified tradespeople will complete repairs to a high standard.

Tenants are responsible for keeping their home in good order and informing the M.E.M.O. office when issues arise which may require a repair.

Repair categories, level of urgency and expected timeframes

Issues outside your flat

  • Roof maintenance

  • Communal drains, gutters, and rainwater pipes

  • Windows

  • Boundary walls, fences, and paths

Issues inside your flat

  • Mould wash, painting of walls and ceilings

  • Heating and hot water

  • Plumbing

  • Electrical wiring, sockets, light fi ttings, and smoke detectors

  • Kitchen and bathroom general repair maintenance

  • Internal door handles

  • Windows

Communal areas

  • Common entrances, including door entry systems, hallway lighting, stairways, windows, television aerial

  • Repairs to communal areas may be a joint responsibility if other owners are involved.

Repairs not covered by MEMO

We will not repair minor problems at your home, such as:

  • Curtain rails and installation of lightbulbs, changing locks and replacing keys if they have
    been lost or stolen

  • internal decoration, floor coverings, such as carpet, shower curtains, and
    internal leasehold property repairs.
